Hotel Asset Management

Owner-side asset management for hotels, resorts, and branded residences — from the seat of responsibility, not the sidelines.

Festinger Advisors provides hands-on hotel asset management for owners, investors, lenders, and family offices who expect their hospitality assets to perform like institutional investments. We manage from the owner's seat — holding operators accountable to the business plan and aligning every decision with asset-level returns.

Robert Festinger brings more than 25 years of hospitality and commercial real estate experience, including direct involvement in the $375 million acquisition of the Trump International Hotel at 1100 Pennsylvania Avenue and its conversion into the Waldorf Astoria Washington DC. That owner-side perspective informs how we read an operating statement, challenge a management contract, and find the value others miss.

What We Do

Operator Oversight & Accountability

We hold management companies to the business plan — reviewing performance against budget, brand standards, and market benchmarks, and intervening when execution slips.

NOI & Revenue Optimization

Revenue management, expense discipline, and margin analysis aimed at sustainable growth in net operating income, not one-time cost cuts.

Capital Planning & PIP Management

Prioritized capital budgets, brand-mandated property improvement plans, and renovation oversight that protect long-term value and competitive position.

Budget Review & Financial Oversight

Annual budget challenge, monthly variance analysis, forecasting, and cash-flow management with direct accountability to ownership.

Brand & Management Agreements

Evaluation and negotiation support for franchise, brand, and management agreements — structuring terms that favor the owner.

Performance & Owner Reporting

Clear, decision-ready reporting that tells owners what is happening, why, and what to do about it.

Frequently Asked

What does a hotel asset manager actually do?

A hotel asset manager represents ownership's interests against the operator. We monitor performance, challenge budgets and capital plans, oversee renovations, evaluate management and brand agreements, and drive decisions that protect and grow asset value — distinct from the day-to-day management the operator provides.

How is asset management different from property management?

Property and hotel management run daily operations. Asset management sits above that on the ownership side — setting strategy, holding the operator accountable to it, and making the capital and disposition decisions that determine the investment's return.

What types of hospitality assets do you work with?

Luxury and full-service hotels, resorts, branded residences, and mixed-use assets with a hospitality component, primarily across South Florida and select national markets.
